A great discussion, and one I’m passionate about. Thank you Makram Hani . My view is that housing affordability still comes down to the fundamentals: supply and demand. Tokenisation won’t solve a housing shortage on its own. If we’re not building enough homes, digitising ownership doesn’t create more supply. Where tokenisation can make a real difference is by improving access to capital. If it enables more investors to fund new developments, it has the potential to help unlock projects, increase housing supply over time, and make property investment more accessible through fractional ownership. There’s also a broader community benefit to consider. By opening up investment opportunities to a wider group of people, tokenisation can help democratise access to property markets that have traditionally been out of reach for many. This could support more inclusive wealth creation and allow local communities to have a greater stake in developments within their own areas. As AI and digital finance continue to evolve, tokenisation is also making capital markets more efficient and helping move investment into real-world assets faster. It’s not the entire solution—but it could become an important part of one, alongside planning reform, infrastructure investment, and policies that encourage more housing and infrastructure!
- Tokenization can improve housing affordability by increasing access to capital for new developments, thereby boosting housing supply over time.
- It democratizes property investment through fractional ownership, fostering wealth creation and community involvement.
- While not a sole solution, tokenization, alongside planning reforms and policy changes, can be a significant part of addressing housing shortages and promoting financial inclusion.
